Invest in Dubai

Why invest in Dubai real estate?

With an ever-growing population and thousands of foreign workers relocating to Dubai annually to expand their careers in a safe, cosmopolitan, and global trading hub, it is hard to miss why Dubai is a haven for real estate investment.

Besides being known for its iconic skyline, opulent lifestyle, and record-breaking stats, Dubai has built its reputation as a top investor hub. That being said, Dubai has certainly been put to the test given the unpredictable market conditions the entire world encountered during the global covid-19 outbreak.

Despite all the chaos, the emirate remained resilient throughout, given its successful post-pandemic strategy, as well as social and economic reform, reinforcing its position as one of the most appealing cities for investment opportunities.

The strong recovery was evident in Dubai’s real estate sector, as it remarkably achieved so much, with a record 73.7% growth in the number of investments, as well as a 65.6% rise in the number of investors since 2020. Since real estate still remains one of the most preferred means of building wealth, Dubai has become more lucrative than ever, attracting investors from all over the world.

High rental yield

Dubai real estate investments are producing high rental yields, up to 15% per year (with short-term managed rentals), which is much higher than cities, like New York City, Hong Kong, London, Paris, and Luxembourg.

Dubai property prices are also on the rise. According to a recent UBS report, Dubai Property Market is one of the only undervalued markets in the world.

Growing population

Dubai has the world’s fastest-growing population rate with an increasing rate of approximately 10.7% annually.

On top of being a global trade hub and one of the world's major financial centers, Dubai is home to over 200 nationalities with expatriates making up 90% of the city's population, making Dubai one truly melting pot where everyone feels welcome.

Word-class infrastructure

The UAE ranks as the world’s third-largest destination for infrastructure investments, with Dubai’s massive expansion strategy leading the way, according to a new report published by US-based financier Bank of America Merrill Lynch.

Dubai is home to the world's busiest airport and world-class port facilities, setting a global standard in logistics and infrastructure.

Tax-free & freehold

The emirate has no annual property tax, income tax, or capital gains tax. Once a property is purchased, owners will not pay additional or ongoing taxes in the future, only the one-off property transaction and registration fees. Needless to say, this makes properties in Dubai highly affordable and lucrative, compared to other major cities, where paying periodic taxes is mandatory.

Another interesting point is freehold ownership, where foreign investors can buy Dubai properties in various freehold areas, which is very beneficial to foreign residents as it allows them to have complete ownership of the property. They can sell, lease, or live in the property and it can be inherited by an heir.

Safe & stable

Dubai is also known as one of the safest cities, and it is listed in the top 10 of the safest places in the world, based on a recent survey.

Dubai has a very low crime rate and an efficient legal system. This system plays an initial role in attracting more investors to invest in Dubai in all sectors, especially the property market.

Dubai ensures that the regulations are always committed to the safety and security of all its residents and citizens.

Strong regulations

In terms of real estate investment, there’s a strong regulatory framework aimed at protecting investor interests in Dubai. Dubai is also the most transparent and regulated property market in all of the MENA region, further attracting investors as they know their investment is secure.

Property Investor Visa

Investors in residential properties in Dubai gain a shortcut for legal residency in the city, according to investment-friendly visa programs applicable to individuals who opt to invest in a residential property worth AED 1 million or above.

The visa length varies between three to ten years and can be maintained for as long as the investor owns property in the country. Real estate investors can get the 10-year Golden Residence if they buy a property that is worth at least AED2 million.

World-class sporting events

Dubai is home to the most prestigious sporting events in the world, putting the city in the global spotlight throughout the year.

These include the premier golfing championship - Omega Dubai Desert Classic, Dubai Tennis Championships, Dubai Rugby Seven, and Dubai World Cup - one of the most spectacular horse races in the world.

Fast-paced economy

As the strategic midpoint between the East and West, Dubai conveniently serves as a major regional hub for businesses who want to expand in either, or both, directions.

Thanks to its highly diversified and stable economy, with revenue generated from tourism to trading, it’s attracting foreign investors more than ever. In an effort by the government to establish Dubai as the heartbeat of business and commerce in the MENA region, its economy has since tremendously improved across all sectors and witnessed incredible capital growth.
